About LandBrief

We got tired of learning about a property after we'd committed to it. So we built the tool we wanted: type an address, read what the public record actually says, in plain English, before you sign anything.

Who makes this

LandBrief is built and operated by A&J Acquisitions LLC, a small land and real-estate company. We buy, evaluate, and hold property ourselves, which means we've personally run into most of the surprises this tool is designed to catch — the "buildable" lot that was half floodway, the bargain acreage that turned out to be muck, the flood zone nobody mentioned until the insurance quote arrived.

Every one of those answers was sitting in a public database the whole time. It was just spread across a dozen federal and county systems that don't talk to each other, written in acronyms, and buried behind interfaces built in another decade. LandBrief's whole job is to go get those answers for you and translate them.

What LandBrief does

You enter any U.S. address — or latitude and longitude for raw land with no street address — and within about a minute you get one plain-English report covering flood zone, wetlands, soils and build suitability, LiDAR terrain, natural-hazard risk, radon, protected species, parcel facts, property values, sale history, and construction-cost benchmarks. It ends with a prioritized list of what to investigate next and who to call, with direct links to the source records for your specific parcel.

The report is organized by who needs each part — the owner, the buyer or investor, the insurance agent or lender, and the contractor — so you're reading the section that matters to you instead of a wall of data. Our Learn guides explain the trickier pieces in depth.

LandBrief is an educational screening tool. It is not a survey, an appraisal, a title search, a flood determination, or an environmental assessment, and it is not legal, financial, or engineering advice. Public data can be outdated, coarse, or simply wrong for a specific lot. Everything in a report is a starting point that you should verify with the jurisdiction and a licensed professional before you buy or build. We are not affiliated with or endorsed by any government agency.

How it stays free

LandBrief is free for everyone. There's no account, no sign-up, and we never ask for your email to run a report. On the mobile app, a single ad plays during the natural wait while your report is assembled. On this website, ads appear on our educational Learn articles — never on the report tool, and never inside your report or its PDF.

The underlying data is free public record, the report is generated on demand, and reports are shared as an on-device PDF rather than stored — so our cost per report is low enough that advertising alone sustains it. There is no paid tier and nothing to upsell.

Your privacy

The app has no accounts and collects no email addresses. The address you search is used to build your report and isn't tied to your identity. Coverage today

Flood, soil, wetland, elevation, and radon screening work in all 50 states. Full property records — owner, values, sale history, taxes — are live in Colorado, Connecticut, Florida, Massachusetts, Maryland, Maine, Minnesota, North Carolina, New Jersey, Utah, Vermont, Washington, and Wisconsin, with parcel boundaries and acreage in Delaware, Montana, Rhode Island, and Tennessee. We're expanding, and the goal is nationwide parcel coverage.
