Your privacy is important to us. This Privacy Policy explains how data is collected, used, and protected when you use LandBrief (the "App"), a property due-diligence tool operated by A&J Acquisitions LLC ("we," "us," "our"). Please read this policy carefully. By using the App, you agree to the practices described here. The LandBrief app has no user accounts and never asks for your name or email address. Sections 1–15 describe the App. The landbrief.app website — which includes the free web version of the report — is covered separately in Section 16; it uses cookieless analytics, displays Google AdSense advertising, and offers one optional email signup (the iOS waitlist).

2. INFORMATION WE PROCESS TO GENERATE YOUR REPORT

LandBrief works by looking up public records about a property. To do that, the address or coordinates you enter must be sent to our service and to public data providers. Here is exactly what happens:

We do not knowingly transmit your precise device GPS location to our servers. You control what location is searched by typing an address or coordinates.

3. THIRD-PARTY ADVERTISING & AUTOMATIC DATA COLLECTION

The App is free because it displays third-party advertisements. While we do not personally collect your data, our advertising partner automatically collects certain information to display and measure ads.

What the Ad Network Collects

Our advertising partner, Google AdMob (and any mediation partners it uses), automatically collects:

4. DATA WE DO NOT CONTROL

Once the ad network collects data, it is governed by its own privacy policy, not ours.

5. YOUR PRIVACY CHOICES & CONTROLS

You have several ways to control how the ad network tracks and uses your data:

App Tracking Transparency (ATT) — iOS

On iOS 14.5 or later, the App asks whether you allow it to use your device's advertising identifier. If you decline, the ad network serves generic, non-personalized ads. Your choice does not affect the App's functionality — LandBrief works exactly the same either way.

Consent & Personalized Ads (EEA/UK)

If you are in the European Economic Area or the United Kingdom, you will be asked for consent before personalized ads are shown, using Google's consent framework. You can decline personalized ads and still use the App.

Reset or Limit Your Advertising Identifier

6. CHILDREN'S PRIVACY

LandBrief is intended for adults making property and land decisions. It is not directed to, or intended for use by, children under 13, and we do not knowingly collect data from children under 13. If you believe a child under 13 has used the App, contact us at hello@landbrief.app and we will take appropriate steps. We comply with the Children's Online Privacy Protection Act (COPPA).

7. GDPR & EUROPEAN PRIVACY RIGHTS

If you are located in the European Union, European Economic Area, or United Kingdom, you have the following rights: access, erasure, portability, objection to processing, and withdrawal of consent. Because the ad network controls the advertising data, you may need to exercise some of these rights directly with the ad network (see its privacy policy). 8. CCPA & CALIFORNIA PRIVACY RIGHTS

If you are a California resident, the California Consumer Privacy Act (as amended by the CPRA) grants you the rights to know, to delete, to correct, to opt out of the "sale" or "sharing" of personal information (which can include data used for targeted advertising), and to non-discrimination for exercising these rights. We do not sell your personal information for money. Because the ad network controls the advertising data, you may need to contact it directly to opt out; for anything within our control, contact us at hello@landbrief.app.

LandBrief relies on third-party advertising and on public government/data services to assemble each report. Each of these has its own privacy practices, which we do not control and are not responsible for. The property information in your report comes from public records and may be incomplete, outdated, or inaccurate; LandBrief is an educational tool and is not an official source of record.

12. CHANGES TO THIS PRIVACY POLICY

We may update this Privacy Policy from time to time. We will note material changes by updating the "Last Updated" date above, and significant changes may be accompanied by additional notice. Your continued use of the App after changes take effect constitutes acceptance of the updated policy.

To align with Apple's App Privacy labels and Google Play's Data safety section, here is our disclosure:

14. INTERNATIONAL DATA TRANSFERS

LandBrief and the public data services it queries are operated in the United States. If you use the App from outside the United States, your request data may be transferred to, stored in, and processed in the United States or other countries whose data-protection laws may differ from yours. By using the App, you consent to such transfers.

16. THE LANDBRIEF WEBSITE (landbrief.app)

Sections 1–15 describe the mobile App. This section covers the website at landbrief.app, including the free web version of the report. Nothing here changes the App's practices.

Running a report on the website

The web report works the same way the App does: the address you enter is sent to our API to look up public records, and the report is generated and displayed in your browser. We do not store the addresses you search or the reports we generate. No account is required.

Analytics

We use Cloudflare Web Analytics, which is privacy-friendly by design: it sets no cookies, does not fingerprint visitors, and does not track you across other websites. It reports aggregate figures only — page views, referring site, country, and device/browser type. We use it to understand demand; for example, how many visitors are on iPhones, which tells us whether to build an iOS version.

The optional iOS waitlist

LandBrief is currently available only on Google Play. Visitors on Apple devices may optionally submit an email address to be notified when an iOS version launches. This is entirely voluntary — the website and the web report work fully without it.

To prevent spam we use anti-abuse measures on this form (a hidden field that automated bots tend to fill in, and a per-network signup limit).

Advertising on the website

The website uses Google AdSense to display advertisements. The AdSense script is loaded on our pages, and Google — as a third-party vendor — may use cookies, device identifiers, and similar technologies to serve and measure ads, including ads based on your prior visits to this or other websites. Google's use of advertising cookies is described in How Google uses information from sites or apps that use our services.

Where we place ads:

Your choices. You can opt out of personalized advertising at Google My Ad Center, or opt out of third-party vendor cookies at aboutads.info/choices and youronlinechoices.com. If you are in the EEA, UK, or Switzerland, a consent banner will ask for your choices before personalized ads are served, and you can change or withdraw that consent at any time from the same banner. Visitors in applicable U.S. states may opt out of the "sale" or "sharing" of personal information for cross-context behavioral advertising by using the personalized-ads opt-out above or by contacting us at hello@landbrief.app.

Declining personalized ads does not limit the website in any way — the report is identical either way.
